Sprinkler requirements can vary based on local fire codes, building size, and occupancy classification. Commercial buildings, multi-family residential buildings, senior living facilities, hotels and certain industrial facilities often require fire sprinkler systems by law. 


The National Fire Protection Association® (NFPA 25) governs the inspection, testing, and maintenance of sprinkler systems and requires them to be inspected at varying intervals - weekly, monthly, quarterly and/or annually. Most commonly, quarterly and annual inspections are required for the majority of new sprinkler systems.   


YES!  Fire sprinkler systems control or contain greater than 95% of fires. Fire sprinkler systems can greatly reduce the risks of injury, death and property damage.   


  • Wet Pipe Systems: Covers areas in buildings where freezing conditions are not present or where they won't be exposed to freezing conditions. This is the most common type of fire sprinkler system. 

 

  • Dry Pipe Systems: Covers areas in buildings exposed to freezing conditions. Spaces that aren't able to hold a maintained temperature above 40 degrees Fahrenheit most commonly use dry systems to prevent freezing. Compressed air is used in the sprinkler piping in place of water. Once triggered by a fire, the air is released and water fills the pipes to extinguish and control the fire.  


  • Pre-Action Systems: Usually, pre-action systems require two forms of activation like a heat detector and air loss. Accidental discharge of a fire sprinkler system is greatly reduced with this type of system. It's most commonly used in data rooms or areas sensitive to water damage.  


  • Deluge Systems: Quickly release large volumes of water or foam through open sprinkler heads when activated. Provides rapid and comprehensive coverage. Mostly used in high-hazard areas.  


Nope, it’s not like movies! Only sprinkler heads nearest the fire or heat source will activate to ensure water delivery only to the affected areas which limits potential water damage to other areas not impacted by the fire.
